Chandigarh, 11 August 2026:The Estate Office, UT Chandigarh, successfully launched the Auto-Mutation System with effect from 7 July 2025. This major e-Governance reform has transformed the mutation process from a separate application-based service into an automatic post-registration digital process, significantly enhancing Ease of Living and citizen-centric property administration.

Under the new system, once a property deed is registered at the Sub-Registrar Office, the relevant data is automatically transmitted electronically to the Estate Office. Mutation is thereafter processed digitally at the backend, eliminating the need for property owners to file a separate application or visit the Estate Office.

The Auto-Mutation System provides an end-to-end digital and paperless mutation process and eliminates the requirement of separate mutation applications, forms and repeated submission of documents. The service is completely faceless with no physical visit to the Estate Office required. Automated data exchange has also reduced dependence on agents and middlemen. SMS-based tracking provides real-time transparency while defined timelines ensure that mutation of leasehold properties is completed within two working days and freehold properties within seven working days.

Since its launch on 7 July 2025, a total of 1,829 mutation cases have been received, of which approximately 1,800 cases were processed within seven days of registration. The remaining 29 cases are under process within the prescribed timelines. No physical visit to the Estate Office has been required by applicants.

The Auto-Mutation System has substantially reduced citizen interface, paperwork, procedural delays and administrative discretion while ensuring faster updation of property ownership records. The initiative marks a significant step towards faceless, transparent and technology-driven governance and reaffirms the Chandigarh Administration’s commitment to Ease of Living and Good Governance.
